The TH ranch is one of the rare, classic, intact Nevada cattle ranches that become available once every 30-40 years. The ranch is located on the west side of Pyramid Lake just 30 minutes from Reno and is one of the few “in holdings” within the Pyramid Lake Indian Reservation. It is one of the most private yet accessible ranches in the state. The main portion of the ranch (approx. 1,033 acres) consists of a private canyon with Hardscrabble Creek running year round through the property. There are mature cottonwood trees and a series of irrigated meadows and three reservoirs providing ample water for irrigation. The main ranch ranges from 4,200 ft elevation to 5,400 ft at the westerly boundary. The remaining deeded acreage consists of (8) scattered parcels surrounded by BLM and accessed by dirt road through BLM land. Each of these parcels contain at least one good spring. When the land was originally purchased it was common practice for owners to purchase smaller parcels with water which controlled a large area. There are amazing views of Pyramid Lake from many vantage points on the ranch.

The topography on the ranch runs from fairly level meadow areas to hillside plateaus, steep canyons and high rocky mountain tops. The property is zoned (GR) General Rural and provides for (40) acre minimum parcel size. The ranch headquarters is “off the grid” and electricity is provided from solar panels, hydroelectric and generator. Domestic water has been provided for a century via spring and pipeline to the two headquarters. There are (4) private septic systems and gas is provided from private propane carriers. There are excellent water rights appurtenant to the ranch property.

Improvements on the ranch include a modest main ranch home built in 1981, 1500 sq ft with a swimming pool and attached garage. There is a 60’x75’ barn built in the 1930’s, a 12’x32’ tack room, 40’x60’ equipment shed and various smaller outbuildings. All of the improvements are in average to good condition.
History of the TH ranch goes back to the turn of the century and early 1900’s when Reno was a divorce colony. The owner of the TH ranch at the time started catering to “dudes” and the TH became the first dude ranch in the state of Nevada. After the six week divorce law went into effect in Nevada in 1932, the TH ranch entertained prominent guests including Charles Jones, President of Richfield Oil Company and Cornelius Vanderbilt.

The TH ranch includes a BLM grazing Allotment (43CFR4100) encompassing approx 13,000 acres contiguous to the deeded ground. There are 1,313 active AUM’s within the allotment providing grazing for 163 cows from 3/1 to 10/31, 245 days.

The TH Ranch offers a rare opportunity to invest not only in a historic Nevada working cattle ranch but a chance to invest in one of the most unique real estate offerings in the state of Nevada, featuring an exceptional private canyon, year round creek providing free water for irrigation, spectacular views of Pyramid Lake and just 30 minutes from Reno Tahoe International Airport. There are many possibilities for highest and best use for the historic TH Ranch including; continued use as a cattle ranch, dude ranch, various retreats, private family ranch compound, camp, fishing retreat (if reservoirs are stocked), wellness get-a-way, etc. etc.
